Hardwood

Nothing adds warmth and long-term value to a home like real hardwood. We carry both solid and engineered hardwood from brands like Mirage (we are a Mirage Elite Dealer), Mannington, and Bruce — available in oak, maple, walnut, hickory, and specialty species. Engineered hardwood performs well in Ontario’s seasonal humidity swings, making it ideal for main floors, bedrooms, and open-concept living areas.

Luxury vinyl (LVP/LVT)

Waterproof, scratch-resistant, and available in styles that rival real hardwood and natural stone — luxury vinyl is the fastest-growing flooring category in Ontario homes. Our COREtec, Torlys, Karndean, and Mannington collections are built for high-traffic kitchens, mudrooms, basements, and bathrooms where moisture resistance is critical. Many options feature attached underlayment for faster installation and a quieter underfoot feel.

What Our Customers Say

Real reviews from homeowners across the Kitchener-Waterloo region.

We had a basement renovation in January 2024, with the flooring completed by Sarmazian Brothers Flooring. Raffi was amazing at tailoring our needs for a ballroom dance surface and placing it on the basement cement. Two years later, the floor still looks brand new with no scuff marks from our dance shoes or heavy play area from our grandchildren. There were a few surprises that surfaced during installation, and Raffi and his team were excellent to work with and found solutions.

Would recommend Sarmazian and Therese Hanna as your flooring consultant. Huge selection at store (almost makes it difficult to choose) of quality products. Carpet and flooring installation was done by a crew of professional trade staff. Big thanks!

Why the Right Flooring Partner Matters

Flooring is one of the largest investments in your home and one of the hardest to undo if something goes wrong. A poor product choice leads to premature wear. Incorrect installation causes squeaks, gaps, or moisture damage. And shopping at a big-box store often means navigating aisles alone with no expert guidance on what actually works for Ontario’s climate, your household, or your subfloor conditions.

See the Difference a Local Flooring Store Makes

At Sarmazian Brothers, every residential flooring project starts with a conversation. Our Sales & Design Consultants ask the right questions;  How much foot traffic does the room get? Do you have pets or young children? Is there a concrete subfloor or radiant heat? Our experts match you with products that will perform for the way you actually live, not just the way a showroom sample looks.

That hands-on, start-to-finish approach is why homeowners from Waterloo to Hamilton keep coming back and why builders have named us Trade Partner of the Year six years running.

We Handle the Details

Once you have chosen your flooring, our team takes care of precise measurements, material ordering, scheduling, and coordination. Love Your New Floors

After installation, we do a final walkthrough to make sure every detail meets your expectations. Your new floors are covered by manufacturer product warranties and our workmanship guarantee — and our after-sales service team is here if you ever need us.

Frequently Asked Questions About Residential Flooring

What is the most durable flooring for a busy Ontario home?

Luxury vinyl plank (LVP) and porcelain tile are the most durable options for high-traffic households. LVP from brands like COREtec is waterproof, scratch-resistant, and handles Ontario’s temperature and humidity swings without expanding or contracting. Porcelain tile is virtually indestructible in entryways, kitchens, and bathrooms. For living areas and bedrooms, engineered hardwood offers real-wood beauty with better dimensional stability than solid hardwood in our climate.

How much does residential flooring cost in Waterloo?

Flooring costs vary by material, room size, and installation complexity. Laminate and carpet start at a lower price point, while premium hardwood and natural stone are at the higher end. The best way to get an accurate number is to request a free estimate — we will measure your space and provide a detailed quote with no obligation. We also offer financing through Fairstone to make larger projects more manageable.

Do you offer free estimates?

Yes. We offer free in-home estimates across our service area, including Waterloo, Kitchener, Cambridge, Guelph, Hamilton, and Milton. One of our estimators will visit your home, take precise measurements, and provide a written quote that includes materials, installation, and any preparation work needed.

Can I see how the flooring will look in my room before I buy?

Absolutely. Our Roomvo Room Visualizer lets you upload a photo of your room and preview different flooring products in your actual space — from your phone, tablet, or computer. You can also borrow physical samples through our Sample Sign-Out Program to compare colours and textures in your own home before making a decision.

What flooring is best for basements in Ontario?

Basements in Ontario are prone to moisture from concrete subfloors and seasonal water table changes. Waterproof luxury vinyl plank (LVP) is the top recommendation — it will not warp, swell, or grow mould if moisture is present. Porcelain tile over a DITRA membrane is another excellent choice. We generally advise against solid hardwood in below-grade spaces unless a full vapour barrier and subfloor system is installed.

How long does flooring installation take?

A typical single-room installation takes one day. Whole-home projects usually run two to five days depending on the scope, material, and any subfloor preparation required. Your Sales Consultant will give you a specific timeline during the estimate process so you can plan accordingly.

Do you carry in-stock flooring for fast projects?

Yes. We maintain a large in-stock selection of hardwood, vinyl, carpet, and laminate at all three showrooms — ready for fast pickup or installation. If your timeline is tight, ask about our in-stock options. We also have a dedicated clearance section with discounted flooring at unbeatable prices.
